GENERAL TERMS AND CONDITIONS

General terms and conditions set up mutual contractual relations between the customer and the accommodation provider BSc. Jiri Zifcak, e.g. lessor of Franova chalupa [Frana`s cottage].

They are in compliance with the obligatory law regulations of the Czech Republic [Law Act 526/1992, etc.].

I. Contract Relations Establishment - booking and reservation

1. On the basis of customer` s telephone, online or post reservation, the owner of Frana´s cottage shall book the customer or accommodation applicant the cottage for a period agreed upon in advance, usually for 5 working days.
2. Within the above stated period of time the customer shall make and send the owner a binding reservation containing customer's precise name, signature, address, phone number, email address and intended length of stay.
3. The cottage can accommodate 8 people, or at maximum, after consulting the owner, 12 people/4 additional beds. Only the whole cottage can be rented in order to prevent customers` privacy intrusion. It is an ideal place for 1 or 2 families with children. A week at the cottage begins on Saturday at 3 p.m. and ends at 10a.m. on Saturday next week.

II. Prices and refundable advance deposits

1. Prices for accommodation or additional services [piglet roasting, finding a guide for bike trips, etc.] and refundable deposit are established by the 526/1992 contract between the customer and the cottage.
2. Refundable deposit shall serve the purpose of a compensation for eventual damages found on the last day of customer` s stay or for leaving the cottage without putting it in proper order, e.g. the state on the day of arrival.
3. The deposit shall be sent by the customer within 5 days and in the form of payment methods agreed upon with the owner [bank transfer, post ...]
4. On receiving the deposit [on owner` s bank account, by parcel bill], the lessor shall send a reservation confirmation letter or an email.
5. The total amount of the price is due 30 days [at the latest] before arrival [if no other period of time was agreed upon with the accommodation provider].
6. When not paying the full price within the above stated period of time, the reservation shall be cancelled without any notice and refund. In accordance with paragraph III, the customer shall then pay canceling charge.

III. House rules

1. In order to ensure safety and security and prevent fire accidents all adults staying in the cottage shall sign the House Rules. Their signature shall confirm that they are aware of them and will follow them.
2. When rules are being violated [open fire in the cottage, smoking inside, alcohol and drug abuse by people under 18, deliberate interior damage] the accommodation provider reserves the right to terminate the contract and expel immediately all the temporary cottage inhabitants, though the original contract length of stay was longer and thought the total amount has been paid. The deposit shall not be refunded.

IV. Contract cancellation and cancellation charges

1. The customer has the right to cancel the contract at any time before arrival without defining the reasons for cancellation. However, cancellation is t be notified to the lessor in the form of a registered letter. The contract is cancelled on the day of letter receit.
2. When canceling the contract before arrival the customer shall pay the following charges depending on when the cancellation takes place:
   Up to 45 days before arrival -10% of the total amount
   44 - 22 days before arrival -25% of the total amount
   21 - 15 days before arrival -50% of the total amount
   14 - 8 days before arrival -80% of the total amount
   7 - 1 days before arrival -100% of the total amount
   
3. The cancellation charges need to be paid under any circumstances (serious family problems etc.) It is advisable to take cancellation insurance and demand the refunds at a particular insurance company.
4. The customer is entitled to appoint a substitute (representative) who would take over his/her fights and duties. A written notice must be sent as soon as possible.
5. Cancellation charges are deducted from the deposit or from the total amount.

V. Insurance

1. Insurance is not included in the price.
2. It is advisable to take out a travel insurance policy ("Úrazové pojištìní pro cesty a pobyt v tuzemsku vèetnì nákladù souvisejících se zrušením pobytu") at any insurance company in the Czech Republic.

VI. Animals

Since children are frequent visitors animals are not allowed in Frana´s cottage.

VII. Provisional and closing assignation

1. The terms and conditions can be charged only in the written form.
2. By signing the reservation the customer confirms that he/she fully understands and respects the terms and conditions.
3. The aim of the lessor is not to profit on cancellation charges; on the contrary, he would like to have customers who are fully satisfied not only with the accommodation but also with the offered services.
